Presenting Your Property For Sale

Presenting Your Property For Sale is an interesting area. Here we have picked up on a number of areas that might just make the difference when selling your home.

Some things to consider when selling your home are:

Whether you are selling a house, bungalow or flat, aim to ensure your home is warm and welcoming. A good estate agent in Eastbourne or Hailsham will be happy to offer you advice should you need any.

First impressions do count with the buyer, so outside space, especially at the front, should be tidy. Check for slipped tiles, clear guttering and ensure that the house name or number is clearly identified. Where possible, making good any small repairs shows that your home has been cared for and well maintained.

Try to eliminate pet, cigarette or strong food odours, damp on walls, stains on carpets and furniture before viewings. Where possible de-clutter your home of unwanted or needed items. Keep pets away from potential buyers to maintain their focus on your home.

Displaying a ‘For Sale’ board will provide 24 hour advertising of your home and often generates viewings. Whenever possible a board is highly recommended whether selling a house, bungalow or flat.

Be as flexible as possible when arranging viewing times which will vary depending on whether you are selling a house, bungalow or flat. It may be necessary for buyers to view in a limited time span as it is not always possible to make another appointment, especially if they live out of the area.

If you are showing people your home, give them time to look at the house, bungalow or flat properly. Buyers need time to imagine their possessions in the property to get a feel for the house.

Don’t be too pushy. If the viewer is interested in you property, they will let your Estate Agent know. Sometimes the quiet ones are the people who are actually interested.

Collect together any relevant paperwork e.g. guarantees for double glazing, timber treatment, damp course work. Give a copy to the agent and originals to your solicitors. This will save time when you sell your property.

Talk to your agent; if you have any queries, ensure you discuss them with them as soon as possible. Your local Eastbourne Estate Agent works for you and should always be happy to help.
