Rent Guarantee Scheme
  • Eliminate the financial risk of renting! You still receive your rental income in full and on time even if the tenant pays late, defaults or your property is empty.
  • We absorb the cost of the set-up fees, referencing and protecting the deposit.
  • Never any hidden or surprise charges/fees or commission.
  • Start getting paid from the contract start date and reduce the loss of rental income whilst your property sits empty, waiting for a tenant.
  • In the rare event that court attendance is necessary, we absorb the full costs, handle the eviction process and you still receive your monthly rent.
  • We handle all maintenance issues and assign our trusted contractors to complete the work.
  • We guarantee to return the property to you at the end of the agreement in the same condition as you originally let it in – subject to reasonable wear and tear.

How does it work?

In short, we become your tenant, guaranteeing you a fixed monthly rental income over the length of the contract agreed (either 1, 2 or 3 years, which is renewable at the end).

We then rent the property to our own carefully selected & thoroughly referenced tenants, absorbing all the set-up costs ourselves and manage the property throughout the full duration of the tenancy – enabling you to take a back seat and enjoy a stress free approach to renting, whilst having the comfort of knowing that you will never miss a rental payment and have no surprise agent fees.

What’s the difference between Guaranteed Rent Insurance and the Bates & Co Guaranteed Rent Scheme?

Guaranteed Rent Insurance
Bates & Co Single Icon
Bates & Co Guaranteed Rent Scheme
Does not cover void periods e.g. between tenants when the property is empty
We still pay you, even when the property is empty
Court fees and legals costs may or may not be covered and the Landlord will need to attend court
In the rare event that court action is needed, we cover the costs including legal fees and attend on your behalf.
Rent must be 30 days in arrears before the landlord can submit a claim.
Even if the tenant pays late or doesn’t pay at all, you still receive your monthly rental payment on the same day every month.
Landlord pays for the set-up fees, cost of advertising, referencing, protecting the deposit and creation of the tenancy agreement.
We cover all costs associated with finding a new tenant and you receive the agreed monthly rental amount from the start date of the agreement, NOT when the tenant moves in.
A new policy needs to be taken out each time a new tenant moves into your property.
Our agreement covers a period of 1, 2, or 3 years, regardless of how many times a new tenant is placed.
